 Multifamily Radon Testing

On February 4, 2013 the “2013 Advancing Healthy Housing – A Strategy for Action” was announced. This mandate was created in cooperation with several federal and state government agencies to protect citizens living in multi-family housing from long term radon exposure.

Who Was Part of the Process?

  • HUD (Housing and Urban Development)
  • The U.S. Department of Energy
  • U.S. EPA (Environmental Protection Agency)
  • U.S. Department of Health and Human Services
  • White House Council on Environmental Quality
  • AARST (American Association of Radon Scientist and Technologist)

As of June 4, 2013 ALL HUD backed financing or refinancing for a multi-family building must include a “Radon Report” and if necessary proof of radon mitigation as part of the pre app or loan application packet. HUD will not approve loans that do not include these items.

What Does This Mean to You?

If you are an owner of a multi-family building, (HUD defines a multi-family building as a building consisting of 3 or more units with individual sleeping and kitchen areas under one roof.), and you are applying for HUD backed financing you will need to get a radon test as part of your loan transaction. In all states a radon test must be conducted by a NRPP certified radon professional. If levels are elevated, (above 3.9pCi/L) you will need to hire a licensed radon contractor to install a radon mitigation system to treat the affected areas. Each state has their individual license and certification requirements. Our knowledgeable staff can help you determine what the requirements are for your area.
